“Singapore Takashimaya S.C.”, which was opened in 1993 along Orchard Road, downtown area in Singapore, has now approximately 130 specialty shops. Since its opening, it has established a high reputation based on the management experience in Japan and has become a local landmark. Following the success of Singapore Takashimaya S.C., Toshin Development has acquired international SC management experiences in various fields such as architecture and marketing, and received a number of partnership requests from enterprises in neighboring countries. This became the foundation for new overseas business developments in the ASEAN region.

Business Opportunities Expand in Growing Vietnam.

Vietnam has raised the consumer market expectation as its population will soon surpass 100 million, while the number of middle - class and wealthy class will continue to increase. In 2012, Toshin Development decided to participate in the “Saigon Centre” project, a large-scale complex development project consisting of retail, office, and serviced apartment located in the center of Ho Chi Minh City, with Keppel Land Limited (Singapore) and local companies as our business partners. In 2016, the first full-scale shopping center with Japanese department store as a key tenant, was opened in Saigon Centre, utilizing the expertise of Singapore Takashimaya S.C.. Apart from the Ho Chi Minh City Takashimaya, approximately 150 specialty stores were opened, and it has become one of the symbolic shopping centers in the center of the city. After the success of this project, we are now promoting further projects within Vietnam.

STARLAKE PROJECT

Promoting"Locational-value-creation Urban Development"within Large-scale Township Development

From 2019, Toshin Development has participated in developing school and commercial complexes within the “Starlake Project”, a large-scale township development situated in the western side of Ho Tay（West Lake）, approximately 6 kilometers northwest of Central Business District in Hanoi. While the city railways are planned to be built, Toshin Development is promoting the locational-value-creation urban development in the area which has excellent access to central Hanoi and the airport. In the project, we developed a high-quality education facility for the wealthy in 2021 by cooperating with local companies. Following Saigon Centre, we will continue to develop a complex consisting of high-quality retail and high-grade office spaces.

A&B TOWER ／ INDOCHINA PLAZA HANOI

: A&B TOWER; Located in District 1, Ho Chi Minh City, near Saigon Centre with 28 floors, many Japanese companies have set up their offices here. In 2017 and 2018, Toshin Development gradually acquired a majority stake in the A&B Tower. After the completion of Bến Thành Central Station on MRT Line 1, which is currently under construction nearby, further convenience improvement will be expected.

: INDOCHINA PLAZA HANOI; A complex building consisting of retail, offices and residences located in Cầu Giấy District, Hanoi City, which continues to develop as a new downtown. Toshin Development has acquired the retail and office ownership in 2019, cooperating with SHIMIZU CORPORATION. Added value of property is planned to be enhanced via renovating the retail part.

Alliance with Local Growth Companies

Through tenant relationships earned from our projects, we collaborate with unique local companies growing in Vietnam. By Toshin Development’s capital participation to these local companies, we aim to step up the alliance from the typical landlord – tenant relationship to become strategic partners and grow together. Our resources are utilized to facilitate the companies’ expansion by securing a place for their business in our group’s projects and other strategic locations, bringing the benefit of adding value to our properties, while enjoying the growth of the local companies itself. In 2020, we have successfully acquired a partial stake in “Takahiro Corporation”, a leading restaurant company with multiple brands to enhance the F&B category of our shopping centers. Our target for subsequent alliances is diverse, spanning from retailers and F&B brands to education, hospitality, healthcare and co-working concepts.
