Tackling location-creation development

At the start of the 1960s, the founding members of Toshin Development took notice of the regional SC that had started to emerge in America, as society there was overtaken by the automobile. Considering the creation of a similar sized facility to be difficult in Japan, a country with many more restrictions on space, they took further notice from the Swedish SC that also used trains and buses to bring in customers, and this created the blueprint for suburban SC in Japan.

Regarding the selection of location, there were numerous candidates. Taking note of plans for key transport infrastructure, including railways and arterial roads, Futakotamagawa was selected, with its pleasant countryside views. With a spirit of development in their hearts, they set about tackling the challenge of location-creation development.

  • Opening of the first fully-fledged suburban shopping center

The Tamagawa Takashimaya Shopping Center overcame numerous challenges before its official opening in November 1969 as a full-fledged suburban shopping center. It gained considerable attention by offering facilities such as a car wash and a groundbreaking drive-in theater, catering to the emerging car era. Since the 1970s, the center has continuously expanded with the enlargement of the main building and the establishment of the South Building, regularly implementing renovations to adapt to changes over time.

Alongside its physical expansion, the center has also focused on customer retention through community strategies. It pioneered initiatives such as launching a community paper and creating circles for housewives, emphasizing not just selling products but also generating experiences, setting itself apart from other commercial facilities.

  • Multilayered town planning in Futakotamagawa, bringing both depth and expansion to the city

The Tamagawa Takashimaya Shopping Center, with its history of challenging suburban location creation, upholds the fundamental stance of "creating a shopping center open to the community and integrated with the town." Beyond improving the surrounding environment, it has promoted area development to create a town where people can enjoy strolling and exploring.

The "246 Street Development" project transformed former small factory sites and surface parking lots along the old Route 246 into commercial facilities adorned with greenery. Over nearly 20 years, this project has expanded the town with areas like Marronnier Court and Ivy's Place. Additionally, to create a sense of depth in the town, the "Yanagikoji" area was developed with the theme of creating charming "back alleys," featuring cobblestones and an atmosphere reminiscent of Kyoto townhouses, which is difficult to replicate within the shopping center itself.

  • Green spaces that connect people with people and facilities with the city

The pursuit of greenery is essential in the development of the Tamagawa area. In conjunction with the expansion of the main building, significant efforts have been made towards rooftop greening, following the "Sky Garden Concept." Subsequent developments have also progressively advanced this greening initiative. The façade of the main building, renovated in line with its 40th anniversary, features a "Green Cave" with plants flourishing from the main entrance through to the arcade. This integration of greenery with the buildings and streets creates a pleasant, three-dimensional promenade. Additionally, along the old Route 246, the design theme of "Living Gently with Light and Greenery" is exemplified by the "Green Eaves," where the roof's eaves are covered in plants.

Over many years, the commitment to green landscaping has created spaces where greenery serves as a bridge, connecting people. This effort will continue to foster connections among individuals.
